Student Accommodation
A tired flat-roofed retail building replaced with a four-storey, purpose-designed student HMO in Nottingham's Article 4 area.
Nottingham's Article 4 direction makes new HMOs among the hardest schemes to get through planning in the city. Our investor client challenged us to secure a four-storey building with at least eleven bedrooms on a constrained corner plot.
Working with the wider consultant team, we designed a scheme that respects the surrounding Victorian streetscape, replacing a two-storey flat-roofed retail unit. The result: four storeys and twelve bedrooms, a Sui Generis student HMO taken through to the Section 106 stage.
Street-level renders from several approaches showed how the building would complete the corner, a key part of making the case for the design.

Client review
“I am a very busy property investor and in the last 18 months we have engaged Covest on a number of projects. All great work but the one I want to particularly praise Adrian for is the design and planning work, in collaboration with external teams, on a new build HMO in Nottingham's Article 4 area. We are currently at section 106 stage on a 12 bedroom, Sui Generis student HMO. This is planning for the demolition of an ugly old 2 story flat roofed retail building, and its replacement with a beautifully designed new build student HMO. I challenged Adrian to get us a 4 story, minimum 11 bed HMO here. We actually achieved a 4 story 12 bed and we are delighted.”
